First Home Buyer's Guide: Every Grant and Concession in 2026

Buying your first home in Australia has never been more complex — but the support available has never been greater. Here's a comprehensive guide to every grant, scheme, and concession available to first home buyers in 2026.

Federal Schemes

First Home Guarantee (FHBG)

Purchase with as little as 5% deposit without paying Lenders Mortgage Insurance (LMI). The government guarantees up to 15% of the property value. Available for singles earning up to $125,000 and couples earning up to $200,000 combined.

Regional First Home Buyer Guarantee

Similar to the FHBG but specifically for buyers purchasing in regional areas. Requires only a 5% deposit and provides government-backed LMI savings.

First Home Super Saver Scheme (FHSSS)

Withdraw voluntary super contributions (up to $50,000) to put toward your first home deposit. This can provide significant tax advantages compared to saving outside super.

State-Based Grants

New South Wales

  • $10,000 First Home Owner Grant for new homes up to $750,000
  • Stamp duty exemption on properties up to $800,000
  • Stamp duty concession on properties $800,000–$1,000,000

Victoria

  • $10,000 First Home Owner Grant for new homes up to $750,000
  • Stamp duty exemption on properties up to $600,000
  • Stamp duty concession on properties $600,000–$750,000
